Look at it this way:
If you listed your house with a realtor and sold
it for 5% below asking price your selling costs would include the
percentage off the top, advertising costs, lack of ongoing rent while listed and
commissions.
Add them up and a house listed at $400,000 would only
net you (roughly) $350,000!
With a lease option
agreement:
You secure the selling price at $400,000 (or more) with
no commissions or advertising costs. You get an upfront option
payment and receive monthly lease payments.
Remember, the lease
payments are not just coming from renters, but from potential owners of
the house. There can be a lot said for the pride of ownership,
especially if you have made a non-refundable, down/option payment! You
don't have to worry about maintenance and repair
costs either, the buyer assumes
these responsibilities.
Yes, a portion of the lease payments are reducing the principle,
but either way it's money in your pocket. And, don't forget about taxes;
No capital gains worries until the home is sold.
